Staff recommends approval of the Final Plat.
The subject property is a 38.45-acre unplatted tract of land out of the Thomas D. Coates Survey, Abstract Number 330. The site is located at 606 US Hwy 80 and is currently partially developed. The property is zoned Pecan Ridge PD (Ordinance No. 2026-07). Proposed utility and other easements are shown on the final plat. A preliminary plat for this property was approved by the Planning and Zoning Commission on May 20th, 2026, and Town Council on June 8th, 2026.
At the Planning and Zoning Meeting on May 20th, the Commission recommended approval of the preliminary plat with the condition that two notes were added to the final plat stating, “No new construction, outside storage, or any commercial activity shall be permitted within the southern approximately 21 acres of land,” and “Any construction, outside storage, or other commercial activity is prohibited within Long Creek 100-year Floodplain.” Town Council approved the preliminary plat as presented with the two notes as well.
These notes have been added to the final plat in addition to the legal description for Tract Two, which is the southern 21.06-acre portion of the property referenced in the notes. This addition was to ensure that there would be no confusion regarding the limits of where activity or future developments are prohibited.
The final plat is in conformance with the approved preliminary plat. The Sunnyvale UDO only requires Planning and Zoning Commission approval of final plats that comply with the previously approved preliminary plat.
All details of the plat adhere to the Texas Local Government Code, Town’s Unified Development Ordinance (UDO) and engineering design standards.
This is a ministerial function of the Town. Plats that meet all Town requirements must be approved.
