MEETING DATE:
October 5, 2026
ORIGINATING DEPT:

AGENDA SECTION:

Public Hearings

PRESENTER:
Desmond McGeough

Action Requested:

Approving Zone Change No. CD2026-002ZC, by 75th AZ, LLC, amending the zoning designation on a 15.75-acre site from H (Holding Zone) to MXC (Mixed Use General) and; Directing the City Attorney to prepare an Ordinance for First Reading.

Report Narrative:

The applicant is proposing a Zoning Map Amendment that would change the zoning of a 15.75-acre site from H to MX-C, located at the northwest corner of 60th Ave NW and Valleyhigh Road. (PIN # 035210). The P2S Comprehensive Plan Designation of the 15.75-acre property is identified as “Mixed Use Transit Supportive Corridor”. The subject site is currently undeveloped other than an existing single-family residential unit and is currently used for agricultural crop production.

The existing H zoning district, which is the Unified Development Code (UDC) default zoning designation upon annexation of a property, is not considered a zoning classification that is compatible with the Mixed-Use Transit Supportive Corridor Land Use Classification. The MX-C zoning district proposed by the applicant is considered an appropriate zoning district within this land use classification.

Both the Development Review Committee and the Planning and Zoning Commission are recommending Council approve CD2026-002ZC. At their September 15 Planning and Zoning Commission meeting, the Commission unanimously recommended, by an 8-0 vote that the Council approve the subject zone change application.
