BACKGROUND
The applicant proposed dividing the property into two lots and 1 outlot. Lot 1 is subject to the approved The Sanctuary at Pike River final plat. Outlot 1 is intended to be deeded in pieces via lot line adjustment to the southern neighbors to resolve any preexisting property line disputes.
LAND DIVISION
This application complies with Chapter 74. The subsequent deeding of Outlot 1 to adjacent owners is subject to Chapter 74 requirements per § 74-2.2(d)(3).
RECOMMENDATION
The staff recommend that the Plan Commission recommends CSM-26-08.
FISCAL IMPACT
The staff do not expect this CSM to affect the taxable value of any property significantly. See the staff report for The Sanctuary at Pike River for a fiscal analysis of that subdivision.
