The applicant, Trek Real Estate and Development and Hempel Real Estate DBA Emerald Rose, LLC, requests approval of a variance to allow a 60% garage frontage throughout the Chastek development located at 7600 Maple Hill Road. The subject property is located northeast of the County Road 10 and Maple Hill Road intersection, south of Maple Hill Estates and north of Bass Lake Crossing.

The Planning Commission and City staff recommend approval of Resolution 2026-69 approving the variance which includes conditions of approval as outlined in this report. The City Council can make adjustments as they see fit or provide findings for a denial of the variance request.
