At the September 9, 2026, City Council meeting, Council unanimously voted in favor to accept the deed from Manatee County for the property located at 1009 4th Avenue West (former GTE Building). There are several renovations that will need to be completed prior to a tenant occupying the building. To ensure long-lead items, such as elevator switch gear and electrical components, windows and framing are ordered and delivered to meet the project schedule, the contractor is issuing two Guaranteed Maximum Pricing (GMP) quotes. This is GMP 1 and is inclusive of the basic renovations and allows the contractor to order the long-lead items. GMP 2 will be presented to Council at a later date, showing the full GMP of the entire project.
From the CRA: $1,237,550 Structural and Land Improvements; $247,886.82 soft cost (construction contingency, insurance and safety, management fee, payment and performance bond); total $1,485,436.82.
