This property was rezoned to LI - Light Industrial in 1999 with a zoning condition prohibiting metal buildings.  The condition currently reads: “Said condition shall prohibit the use of metal buildings.” Staff cannot locate the original rationale for this restriction in the zoning file.

However, Cherokee County adopted standards for commercial and industrial buildings (Section 7.5-3) in 2004 that allows the limited use of metal on industrial buildings. The owner's proposed plans comply with all current regulations.  This Board initiated request would remove the 1999 zoning condition so that the property could develop under the existing County standards for industrial buildings.
