The city received public comment requesting information related to the public space included within Avienda.
With the first phase of Avienda, the city was deeded 20.86 acres of wooded area south of Bluff Creek Blvd and north of River Rock Drive South. The city currently owns that acreage in fee title. This area is shown as "Outlot A" on Development Plan DP8.2.
The 2022 PUD contemplated a central plaza area consisting of pavement and grassy areas. This area was shown as approximately 79,000 square feet (1.81 acres) exclusive of the commercial buildings and private patio spaces. In total, the central space measured approximately 125,000 square feet (2.87 acres) in area.
The current proposal shows a central entertainment node that is approximately 56,000 square feet (1.29 acres) in size, exclusive of the ponding area measuring 63,900 square feet (1.47 acres) and the commercial buildings and private patio spaces, which measure an additional approximately 19,230 square feet (0.44 acres). In total, the central space, as proposed, measures approximately 139,000 square feet (3.19 acres) in area.
The Applicant is not requesting city approval of PUD amendments allowing for additional residential uses within Avienda. This includes general market-rate, general affordable, market rate senior, or affordable senior housing.
The Planning Commission recommended unanimous approval of the remaining PUD amendments.
