SUGGESTED ACTION
“The Chanhassen Planning Commission recommends approval of the preliminary plat for the Pioneer Ridge 2nd Addition subdivision subject to the conditions of approval and adopts the attached Findings of Fact and Recommendation.” |
The Applicant proposes replatting the attached townhomes portion of the Pioneer Ridge development. This is limited to the 40 attached townhome lots.
The proposed preliminary plat for Pioneer Ridge 2nd Addition incorporates an additional 5 feet of depth to the rear of each of the attached townhome lots. Following the installation of gas utilities on the front yard side of the attached townhomes, an additional 5 feet is required to construct decks and patios at the rear of the homes. These features cannot extend into the common HOA land and must adhere to the property lines.
This will cause a reduction in the common HOA lots. New drainage and utility easements will be dedicated and will adhere to the newly proposed lot lines. This alteration will not change the original proposed drainage or topography. The previously approved landscaping plan will not be altered as a result of the proposed plat update.
This proposed replat is for the Pioneer Ridge subdivision project approved by City Council on May 5, 2025. Pioneer Ridge is a subdivision consisting of 54 lots, including 14 detached townhomes and 40 attached townhome lots.
No changes are proposed for the 14 detached villa lots.
Staff recommends approval of the preliminary plat and adoption of the attached findings of fact and recommendation.
